Construction Insurance - The New Boom - by Anthony Woods

September 17, 2009 by Cornwall Contract Scaffolding

While only several years ago Ireland was not a litigious country, this has started to change. Keystone Insurance, a leading insurance broker for Ireland’ construction industry, reports a dramatic increase of litigation in the sector. Construction defect claims have spread to all parts of the country, and have become easily accessible to practically anyone. Given this accessibility and the growing number of claims, most construction companies now prefer to play is safe and have insurance.

Insurance covers have likewise developed over time and can now be extended to practically all risks that can emerge on a construction site. As Keystone specialists point out, first time construction insurance quotes are arranged over a few hours, and the cover can be agreed over the phone. Companies can pay insurance policies in over ten equal installments.

As the need for construction insurance grows, insurers begin to offer new features and services, and accordingly customers become more and more demanding. It is often the case that Keystone clients have held construction insurance with the same broker or insurer for many years without checking the market to ensure that they are getting the best possible cover for their money. That is why Keystone Insurance offers a specialist service to contractors who wish to have their insurance needs fully met. The insurance team explores alternative insurers to ensure that customers eventually get what they need.

Keystone Insurance is a nationwide and independent insurance brokerage house offering specialist construction insurance solutions to the Irish construction industry. It arranges quotes for public liability and employer’s liability insurance, contractors all risks, personal accident, plant and machinery, contract bonds. The company also offers schemes for construction occupation, including traditional high risk occupations such as roofers, curtain wallers and scaffolders.

Construction Inspections - by

Construction Inspections

When a new home is being constructed, it must be inspected at regular intervals to ensure that everything complies with industry standards and with the plans that have been provided. Both the lender and the city or county building department will make inspections at these times. The very first one will be after the flooring slab has been completed, and the next inspection comes when the external frame is all done. The third inspection is undertaken when the roof system has been completed, and the fourth inspection is done prior to the drywall installation to check on the plumbing, insulation, heating, electrical and framing. After the drywall is completed another inspection must be made, and then a sixth to check on the finish such as trim, cabinets and even the driveway. When everything is finished the final inspection must be made and this is when the owner may also inspect and point out any problems that should be corrected. Hopefully, these will be few. Usually a home will be completed in 8 to 12 months of starting, but this depends on how complex the building is. Naturally, larger and more complicated buildings will take longer than a small home that is custom built. Mel writes about land estate, land for sale Victoria and other home-related topics.

Construction Home Loan - A Flexible Option For Financing - by

September 7, 2009 by Cornwall Contract Scaffolding

Construction Home Loan - A Flexible Option For Financing

Building a new home can bring the prospective homeowners significant worries about the process of two separate loans. However, a construction home loan can provide a flexible option for financing a new residence. Construction home loan has been termed “story loan”. In other words, the lender would like to know everything about the planned construction before the loan will be made. Because a construction loan is a “story loan”, it is not subject to standards like a mortgage loan underwritten by federal agencies and guidelines. Even so, any construction loan, which bears a variable rate tied to a spread based on the prime rate or other short-term interest rate, during the building will typically require payments which are interest-only. It then becomes “due upon completion”. For the homeowner, “completion” will mean that the home received its occupancy certificate from the local city or county. The buyer, the lender and the contractor set up a schedule which is based on the construction stages. Interest will be charged on the sum of money disbursed according to the schedule. If the buyer owns the land, it can be considered equity for the construction loans. This can determine how much the lender is willing to lend. Construction home loan makes a flexible option for financing for people who are: * Building homes from the ground up and need construction financing * First-time homebuyers or purchasers seeking to buy new construction * Buying a lot for future building or a newly built home from a developer * Builders who want to recommend a preferred lender to homebuyers Lenders who specialize in construction loans emphasize that the process can provide: * Simplicity with one application, one appraisal and one approval process. * Convenience to buy the land, close a construction loan and secure permanent financing all in one day. When construction is finished, buyers have an option to change the loan amount or even a different loan type. * Stability in locking in loan pricing during new home construction for a specified period. * Flexibility in choosing fixed - or adjustable - rate loans. * Increased purchasing power, with the option or making interest-only payments during the construction period.

When Are Roof Repairs Imminent? - by Groshan Fabiola

September 1, 2009 by Cornwall Contract Scaffolding
Filed under roof

Leak repairs are one of the many challenges that a homeowner is faced with. The problem becomes even more serious when you realize that leaks from the roof can cause a variety of problems in your home, such as mold infestations or damaged foundations. The serious drips and leaks which are proven to come from roof damage, and not other sources, require immediate roof repairs because the problems they can trigger are very challenging.

However, there’s no need to panic, because nowadays there’s a solution to every problem and leak repairs are actually quite easy to perform due to modern technology. Everyone knows that the first step in this leak repair process is to identify the leak source. Most roofs are proven to leak in places such as chimneys, skylights, valleys, fields of shingles, ice dams, wall step flashing or other types of flashings. Missing shingles may also be the cause of leaking from your rooftop.

The most common indication of roof leaks is a wet spot on the ceiling. However, when you see such a spot on your ceiling you shouldn’t think of roof repairs automatically, as there are other causes of roof leaks such as wind driven water or humidity in your attic. The source of the leak will determine the degree of complexity of the leak repairs that you need, and sometimes the best solution is to consult a specialist who will check the roof and determine the exact cause as well as the best solution. If you try to discover the leak source yourself, you should keep in mind that it could be up to ten feet sideways from the place where the dripping is. Therefore, identifying the source may be quite complex, and by the time you do it some serious roof repairs may be necessary.

Before you or the roofing contractor manage to do the necessary leak repairs, there are some precaution measures that you should not overlook. These include removing all perishable materials that are under the leak, and especially computers, TV sets and furniture.

Roof repairs can be prevented if you check your roof from time to time, even if there are no visible signs of roof damage or leaking. Heavy rain or snow may cause damage to your roof which may result in imminent roof repairs. However, roof inspection after such phenomena can help prevent roof repairs. Hurricanes or hails storms pose even more threats to the integrity of your roof. Therefore, even if the roof seems alright after such a serious weather phenomenon, keep in mind that a roof inspection will save your money by preventing some possible future roof repairs.

Sometimes it’s better to let professionals handle it because the place where roof leaks show up may be quite far away from where it originates. Roofing professionals will do all the work for you. You won’t have to put your life in jeopardy by walking on a roof that’s not safe or stepping on insecure framing members in your attic, trying to find the leak source. They will also tell you whether you need leak repairs or not, and what are the best roof repairs for you, according to your financial possibilities and the type of roof on your home.
