Age: As roofing materials get older they loose their ability to create a weather tight system. Asphalt shingles can get brittle and crack. Built up roofing material also gets brittle and cracks. Wood shingles get worn and can allow water in. The older a roofing system is the higher the probability of leakage can occur.<p>
Installation: Sometimes installation defects occur. Leakage occurs more frequently when a roof system has been installed incorrectly. Some installation defects include exposed fasteners, poor alignment, incorrect roofing material used, and too many layers of roofing material installed. <p>
Manufacturing defects: Defective roofing materials can cause problems with the performance of the roofing system. These defects include cracking or premature aging of the materials. <p>
Flashings: Flashings are arguably the most vulnerable area of the roof surface. Problems with flashings almost always lead to water leakage. Flashings represent an area where there is a seam or interruption in the roof system. <p>
Design: Simple roof structures are less likely to leak then more elaborate roof designs. The more transitions and valleys that a roof has the more vulnerable it is to leakage. There are many more places for water to infiltrate on an elaborate roof then a simple gable roof system. <p>
Weather: The most unpredictable aspect of roof f leakage is the weather. Often, Even a new perfectly designed and installed roof will leak under the right conditions. Sometimes a wind driven rain from an unusual direction can make a roof leak. Sometimes a heavy snow followed by a warming trend can cause a roof to leak.

One of the leading typical causes of roof problems is, of course, weather. Since weather plays such a large role in roof decay, we’ve broken it up into several different factors. It can also help mold or algae grow. Sun is most harmful immediately after rain, when it causes soaked caulking and other materials to expand and crack. Two more of the many typical causes of roof problems are falling debris and accidents. Falling debris can come from trees overhead, taller adjacent buildings (especially in urban areas), be blown by a strong wind, or any number of sources. Debris can crack and damage shingles or other important parts of the roof, and many kinds of debris soak up water, which intensifies any damage. <p>
Accidents include dislodged trees or other large objects that can smack into roofs, or simple carelessness. There are so many different causes for roof problems that many people will tell you just to try and keep it clean and give it a checkup every six months or so.<p>
The fact is that there are so many typical causes of roof problems that it’s relatively impossible to safeguard against them all. The best thing you can do is to keep an eye on your roof and check for signs of weathering and other damage, and to fight them as they come. <p>
Regardless of the type and size or your roof, it will eventually become damaged either by weather or other factors, and parts of it will need to be cleaned, repaired, or replaced. Knowing the kind of damage to expect and how best to deal with that damage is the best way to keep your roof in working condition . . . <p>

What is roof decking?
The roof deck is the section of the roof onto which everything else is placed. As such it needs to be strong enough to hold the weight and durable enough to cope with some give. Depending on the type of roof you are having installed you will need to decide on the type of roof decking you use and the roofing contractor you propose to use will be able to help you make the best decision on this. There are, though, essentially two different types of wooden roof decking. There is plywood roof decking or tongue and groove roof decking.
Selecting the correct for decking for the job.
As mentioned the type of roof decking you need will be dependent on the roof you intend to place over it. As a general rule, though, plywood roof decking is much more rigid but does not allow very much in the way of roof ventilation because it consists of solid pieces of wood with very little room for air to move in or out of the attic. If you intend to use plywood roof decking you will have to find a way to ensure that you are getting adequate roof ventilation or you should change the type of roof decking you intend to use because good roof ventilation is absolutely essential to the integrity of the whole of the roof and, therefore, the rest of your house.

The Effects of Melting Snow and Roof Leaks - by Steven Briesemeister

Looking after the roof of our house is the first and possibly most important step to caring for the long-term life of any house. Roof leaks are obviously a big problem in any house but knowing the correlation between melting snow and roof leaks can help you to prevent one of the major problems that many houses face. When snow melts and runs down the roof it often refreezes as it reaches the edge of the roof and the gutter. You’ve probably stood back in awe looking at these ice dams that form, but these can cause havoc with the integrity of your roof. However, they are relatively easy to prevent and doing so will undoubtedly save you money and heartache in the future.
How ice dams form.
The warmth from your house melts the snow on the top of your roof because this is the warmest part of your roof. As this melted snow runs down the roof underneath the snow it then reaches the roof edge, which is at sub zero temperature; this drop in temperature causes the snowmelt to refreeze creating the dams that you often see on people’s houses in winter. The weight of these dams can cause a problem itself, however, the real problem occurs when further snowmelt collects in pools against the dams. This water eventually runs through the roof and into the house. Understanding this connection better melting snow and roof leaks is the first step to preventing it, and you basically have two options in order to do so.
Control the roof temperature.
There must be sub zero temperatures in order for the snow to be created initially, there then must above zero temperatures to melt the snow and there must be further sub zero temperatures to create the ice dams. Without all three of these factors you will not suffer from ice dams. For instance your shed is very unlikely to suffer ice dams because the entire surface of the roof is at a sub zero temperature. This means there is no build up of ice around the eaves. It is virtually impossible to keep the whole of your roof at temperatures above zero during very chilly winters, but it is possible to keep a new roof entirely at sub zero temperatures without compromising the temperature of the house. In order to avoid melting snow and roof leaks you need to have very good insulation, ventilation and an effective air barrier. This keeps the warm air in and the roof at a constant temperature thus eliminating melting snow and roof leaks from occurring.
Protection for the perishable areas of your roof.
In many cases you can use a rubber membrane that is attached directly to the roof and the shingles are then added on top. The membrane is actually self-healing so the rubber will heal around the nail holes you create when attaching the shingles. This means that the delicate areas of your roof will be protected in the event of ice dams forming. This can be an effective way to control melting snow and roof leaks in older roofs that are not being replaced.

Has it come time to replace that old roof? If it is, you have a choice to make. You can go with a boring old shingle roof or you could upgrade to a more durable or more attractive roof. Lets discuss your options.
One popular choice for roof upgrades is slate. Slate makes for a very attractive roof that also offers excellent fire protection and a long life. There is just nothing like the look of a natural slate roof. It is a hard to install roof however and this does make it considerably more expensive than a standard asphalt shingle roof.
Another option is concrete tile roofs. With concrete tiles, you can get a variety of different looks. Concrete can be made in just about any style and color that you desire (including a slate look). It has much of the same benefits of slate in that it is very durable and provides excellent fire resistance. The drawbacks of a concrete roof are that it can be damaged by hail and requires an extensive roof structure due to the weight of the tile.
A third option is a metal roof. Metal roofs are extremely durable. They resist hail, wind and come in a great variety of styles and colors. Since most of the steel used to make a metal roof is recycled, they are also quite environmentally friendly. The drawback of a metal roof is that it is hard to install which makes it more expensive but it will last a very long time. It can also be loud in the rain. Some people love the sound of rain bouncing off a metal roof but you may not.As you can see, you have a lot of choices when it comes to roofs. So before you just put up the standard asphalt shingle roof, take a little time to consider the other possibilities. It might just be the best improvement you ever make to your home.
